Biography:
Steve Black is a partner at Law Firm Carolinas whose practice focuses on homeowner and condominium association law and related real estate matters. Based in Charlotte and licensed in North Carolina and South Carolina, he represents associations and cooperatives throughout both states.
Steve is a North Carolina Board Certified Specialist in Residential Real Estate. His practice brings together community association and real estate experience to address questions involving governing documents, property rights, association responsibilities, and disputes.
Steve advises boards and community managers on governing documents, covenant enforcement, assessments, meetings, and legal compliance. He leads the firm’s assessment collection practice and helps associations evaluate their options for addressing delinquent accounts. His representation includes negotiation, mediation, and litigation.
Steve regularly speaks and writes about community association issues. His articles address practical questions involving developer amendments, common property, fair housing, board authority, and assessment collection.
Steve also brings firsthand experience as a volunteer association leader. He has served as President, Vice President, and Secretary of his own neighborhood associations. That perspective helps him understand the responsibilities facing volunteer directors and the practical effect of board decisions on a community.
